Attic Knee Wall Insulation for Cape Cods and Finished Attics

If your upstairs bedrooms are the coldest rooms in the house in January and the hottest in July, and the house is a Cape, a bungalow or a colonial with a finished attic, the knee walls are almost certainly why. The short walls behind the sloped ceiling were built with bare fiberglass facing an attic that is as cold as outside.

We air seal the knee walls, block the floor cavities underneath them and insulate the side attics properly. BPI accredited, NYSERDA participating, family run since 2005.

NYSERDA Comfort Home Package A

Attic + Rim Joist — $2,500

A knee wall is the short vertical wall, usually three to five feet tall, that separates a finished upstairs room from the unfinished triangular space behind it under the roof. Capes, bungalows and one-and-a-half-story colonials all have them. The room side is your bedroom; the other side is an attic that is as cold as outdoors in January and well over a hundred degrees in July.

The problem is that a knee wall was almost never built as an exterior wall, even though that is exactly what it is. The fiberglass on the attic side is bare, the floor joists underneath it run open into the side attic, and the little access door does not seal. Fixing that is attic air sealing and insulation, and it is the core of NYSERDA Comfort Home Package A.

Why the Rooms Behind Knee Walls Never Feel Right

The finished room is surrounded on three sides by unconditioned attic. Three separate leaks, and they compound.

Fiberglass only works when air is still. On the back of a knee wall it faces open attic, and every gust that gets under the roof washes straight through it. The batt is there; it just is not doing anything.

The floor joists of the finished room run under the knee wall and out into the side attic, and the bays between them were never blocked. Attic air travels under the bedroom floor. This is the one homeowners never see, and it is usually the biggest.

The small door into the side attic is a piece of plywood on hinges. The sloped ceiling above the knee wall has a couple of inches of batt between the rafters and nothing sealing it. Both are open paths for the same attic air.

Two Ways to Fix a Knee Wall Attic

The question is where the thermal boundary should be: at the knee wall, or out at the roof. What is in the side attic decides it.

How We Seal a Knee Wall

The order matters. Air sealing comes before insulation every time, because insulation that air moves through is not insulation.

Test and look

A blower door pressurizes the house; an infrared camera along the knee wall and the floor at its base shows exactly where the air is coming through.

Block the floor cavities

Every joist bay under the knee wall gets a rigid block cut to fit and sealed with foam. This one step usually does more than everything else combined.

Put an air barrier on the wall

Rigid foam board or a sealed house wrap goes over the batts on the attic side, every edge and seam foamed, so the fiberglass finally has still air around it.

Seal the door, insulate the floor

The access door gets weatherstripping and a foam panel on its back. The side attic floor gets blown cellulose to the same depth as the main attic.

Test again

A second blower door reading shows the change in air leakage. That number goes in your file and on the NYSERDA paperwork we submit for you.

Three Ways We Put an Air Barrier on a Knee Wall

What is an attic knee wall?add
A knee wall is the short vertical wall, usually three to five feet tall, that separates a finished upstairs room from the unfinished triangular attic space behind it under the roof slope. You find them in Cape Cods, bungalows, one-and-a-half-story colonials and any house with a finished attic. The finished side is your bedroom; the other side is an unconditioned attic that is as cold as outdoors in January.
Why are rooms with knee walls so cold in winter and hot in summer?add
Three reasons, and they compound. The fiberglass batts on the back of the knee wall are usually left bare, so attic air washes straight through them. The floor joist cavities under the knee wall are open to the side attic, so attic air runs under the floor of the finished room. And the access door into the side attic is rarely sealed. The result is a room surrounded on three sides by unconditioned air with almost nothing stopping it.
Should I insulate the knee wall or the roof slope instead?add
Both approaches work; they put the thermal boundary in different places. Sealing and insulating the knee wall, the floor cavities beneath it and the side attic floor keeps the side attic cold and outside the envelope. Insulating the roof slope instead brings the side attic inside the envelope, which is the better choice when ducts or an air handler live in that space. We recommend based on what is actually in your side attic, not a default.
Is a knee wall the same problem as a rim joist?add
They are the same kind of problem at opposite ends of the house. The rim joist lets air in at the basement; the knee wall lets it out at the attic, and the stack effect connects the two. NYSERDA Comfort Home Package A covers the attic and the rim joist together for that reason, and knee wall air sealing is part of the attic scope.
Does knee wall insulation qualify for NYSERDA incentives?add
Yes. Knee wall air sealing and insulation is attic work, and attic work is the core of NYSERDA Comfort Home Package A, which pairs it with the rim joist for a $2,500 incentive. Package B adds walls or floors and is $3,000. Westchester homeowners can add $1,000 to $2,000 more through December 31, 2026 depending on their utility, up to $5,000 combined. Metro NY Insulation is a NYSERDA participating contractor and handles the application. New Jersey homes use the Home Performance with ENERGY STAR program instead.
Can knee wall work stop ice dams?add
Often, yes. Ice dams form when heat escaping into the attic melts roof snow that refreezes at the cold eaves. Knee wall houses are prone to them because the side attics leak so much heat from the rooms next to them. Sealing the knee walls and floor cavities and insulating properly removes the heat source, which is the only fix that lasts.
